Josh Anderson, VP of Development, Real Estate, weighed in on three ongoing rental projects in Greater Victoria: Spencer Block, North Park, and Podium. He described Spencer Block, a 278-unit purpose-built rental community welcoming residents this summer, as one of the larger developments currently coming to the downtown core, noting the team is building a new ecosystem of restaurants, cafes, and amenities around it. Anderson said each of the three projects follows a slightly different business plan tailored to its neighbourhood and audience, from Spencer Block's younger professional focus to North Park's larger units aimed at a more mature demographic. He also pointed to a growing wave of institutional investment in Victoria over the past five to six years, calling it a positive force that's pushing the rental market to become more sophisticated.
